If you are interested in modifying the exterior of your townhouse, please fill out and send in the the LARC Exterior Modification Form prior to starting the work. The LARC committee is allowed 45 day to approve or disapprove your request. Although most decisions are made within a week, please take the approval time into account before scheduling work to start. Mold and Concrete

If you are looking for an alternative way to clean your concrete, try using Wet & Forget. Results are not instant but take a few days to a month depending on severity as it is an all natural non-caustic, non-acidic product with no bleach. Environmentally friendly for those with concerns over plants and animals.

Lamppost Lights Bulbs

Lamppost light bulbs need replacing regularly. Working lampposts are an important part of neighborhood security as well as the charming aesthetics of our neighborhood. If yours is out, please repair it immediately or risk being written up by the LARC committee.

If your bulb blows out frequently, try these tips:

1.) Check your garage GFI outlet (the one with a red and black in the middle). Make sure the red reset button is pushed in. Many homes have experienced GFI outlets popping frequently. These outlets should be replaced every 5-7 years or if they are popping frequently as they wear out over time.

2.)  Spray WD-40 into the light socket before screwing in a new light bulb. This will deter small gnats from getting in there and causing the bulb filament to blowout as they get shocked.

3.) Use a ceiling fan bulb or other industrial strength bulb. These tend to have stronger filaments that hold up to vibrations better. Some homeowners have had great success with using a fluorescent bulb.

Approved Door and Shutter Colors 

A list of approved paint colors are listing in Part II Section A.3 in the Architectural Guidelines located on the Documents/Forms page on this website. As long as you pick the same color door for your Carr home, you do not need to submit the LARC External Modification Form. If you decided to change your door color, then you will need to submit a LARC External Modification form for approval.

Approved Door and Shutter Paint Colors:

Unfortunately the Beazer Contractor didn't leave us a list of original paint colors. In 2015 the board approved a blue color from Benjamin Moore "New York State of Mind". If your door isn't blue, you will have to find a color that matches your door color and then fill out the LARC External Modification Form located on the Documents/Forms page of this website.
